PRELIMINARY WORK AND FEES

Our standard price (conditions apply) include:

  • Soil and footing report (eg plans and drainage layout)
  • Working drawings
  • Council & SA Water applications
  • Building and Building indemnity insurance
  • Home warranty insurance

PREPARATION OF SITE

All weather access to and clearing of the site is the responsibility of the owner. If the builder (HFG Constructions Pty Ltd) is unable to determine the extent of site boundaries, a boundary survey wil be carried out at the expense of the owner.

FOOTINGS

The footings will be constructed according to the specifications set out in the engineer report. HFG Constructions houses have a 86 mm rebate and the concrete slab is 25MPA. (conditions apply, based on level site, A/S class soil conditions.)

WHITE ANT TREATMENT

Termite protection is provided and fitted through slab penetrations. White ant treatment to rebate of the perimeter of the whole house.

WALL AND ROOF FRAME CONTRUCTION

Wall and roof frame will be constructed out of timber as per drawings.
Deluxe range houses (2700 ceiling height) include top and bottom plate trenching.

EXTERNAL CONSTRUCTION-BRICK VENEER

  • Brick veneer construction using PGH bricks selected from our builders Standard or Deluxe range
  • Open perpends to be filled in with “Weepa”
  • Mortar colour of your choice
  • Joints to be raked 10mm deep
  • All brickwork to be pressure cleaned (depending on brick choice)
  • Brick on edge window sills to be cut to 170mm protruding from window frame
  • End of bricks of window sills will be plastered over or if possible in our range, solid bricks will be used at the ends of window sills
  • Control joints filled over and in with silicon sealant colour to match bricks or mortar (owner choice) where applicable
  • Deluxe range timber frame to be wrap in sarking for insulation, standard and deluxe range R2.0 rockwool insulation will be used
  • Sofit linings to eaves and verges
  • Any post to be 90mm x 90mm steel square post with colonial shoes

PORTICO’S , GARAGES & VERANDAHS

  • Where indicated on our standard plans, these are included in the standard price
  • Single garages include 1 x 2410mm manual roller door
  • Double garages include 2 x 2410mm manual rollerdoor
  • In our Deluxe range, roller door(s) to be automatic control
  • Portico and verandah to be tiled with ceramic tiles to be selected from our builders range

INTERNAL CONSTRUCTION

  • 10mm plasterboard to internal walls
  • 4.5mm Aquacheck to laundry and WC walls
  • 55 mm cornices to our standard range and 90mm cornices to our deluxe range
  • Skirting and architraves to be selected from our Standard or Deluxe range
  • R3.5 Rockwool insulations to ceiling including garage

ROOF

  • Colourbond steel or concrete roof tiles to be selected out of bulders range
  • Colourbond gutters and fascias
  • Painted 90mm PVC stand-off downpipes

ALUMINIUM WINDOWS AND SLIDING DOORS

  • Powder coated sliding aluminium throughout from our builders range
  • Window sizes as per house plan
  • Keyed alike locks to all windows and patio bolts to all external doors where applicable
  • Obscure glass to WC and Bathrooms


FLYSCREENS

Aluminium frame with Fibreglass flyscreens to all windws except front door and or sliding doors


CERAMIC WALL TILING

  • 2100mm high to shower recess & 1200m high to remainder of bathrooms
  • Skirting tile to remainder of ensuite, vanity, laundry and wc (all tiles to be selected from our builders range being standard or deluxe range)
  • Two rows over laundry trough and washing machine
  • 400mm high over kitchen benchtops and cooktop
  • 1 x ceramic soap holder to each shower

FLOOR FINISHES

  • Ceramic floor tiles from our builders range being in the standard or deluxe range to bathroom, ensuite, vanity area, laundry&wc
  • Tiles to be laid in a square pattern
  • Cement base tile adhesive to be used for floors

ELECTRICAL

  • Choice of Hager Premiere or Clipsal C2000 Series in White
  • One (1) mains board and six (6) circuit breakers
  • Two (2) RCD Safety switches and one (1) Surge Arrester
  • All power points are double power points
  • Internal light points, downlights in living area, hallways, dining and kitchen, 1 light point in all other rooms
  • External light points up to five (5) external light points
  • External power points, up to two (2) external power points
  • Smoke detectors, as per AS/3786
  • TV points, 3 Digital ready tv points
  • Two (2) phone points
  • Allowance for electrical connection is 10 lineal metres from ETSA pit

PAINTING

  • Wattle or Solver paint to be used. In our Deluxe (2700 ceiling height), a 3 coat paint system will be used
  • External: two coats acrylic to all exposed timbers, gable cladding, post & shoes, eaves and timber windows if applicable
  • Two coat satin enamel to front door
  • Internalwalls - two coats matt acrylic (one colour throughout)
  • Ceilings & cornices - two coat (one colour throughout)
  • Doors ,skirting and architraves two coats (note this is for 2400 ceiling height)

KITCHEN

Kitchen cupboards as per standard plan, in conjunction with our cabinet maker

VANITIES

One (1) to each bathroom

WALK IN ROBES

Single shelf and hanging rail

DOORS

  • Front entry door Hume (“Newington” or “Vaucluse”) range
  • A “Raven” doorseal to all external doors
  • Internal Doors, 820mm or 720mm doors to be selected from the Hume ”Humecraft”, ”Oakfield” or “Denmark” range
  • Door Furniture, frontdoor to be selected from the Gainsborough “Trilock” or “Stronghold” Series
  • Lockset. Internal to be selected from the Gainsborough “Contractor 700” series or the “Decorator” series

RAINWATER PROVISION

At first fix plumbing frame stage, the builder is to provide a separate run from rainwater tank to one (1) toilet or Laundry and a mains water point to change over device. A single external power point is also included as is a 1000Ltr rainwater tank from HFG Constructions range.

SEWER CONNECTIONS

Drains in accordance with SA Water requirements. Where no sewer connection exists on a site, the owner shall pay the cost for this service in addition to the contract price.

WATER CONNECTIONS

Where there is NO water meter connection point or the meter is to be relocated, the owner shall pay the relevant cost in addition to the contract price.

TELSTRA

Telstra installation includes up to ten (10) metres of underground conduit and draw-wire placed in the same trench as the electrical cable.
